What is polyurea waterproofing?

Polyurea waterproofing is a spray- or roller-applied elastomeric membrane, formed by the fast reaction of an isocyanate component with an amine or amino-polyol resin. The reaction completes in seconds and produces a continuous, joint-free layer that bonds tightly to concrete, metal, wood, bituminous membranes, and most existing substrates.

 

Types of polyurea waterproofing systems

Different technologies exist to match different site conditions:

  • Hot-spray polyurea (pure polyurea) – Ideal for large surfaces, extreme resistance, and fully seamless protection. Fastest curing. Highest mechanical performance. The best choice for industrial and infrastructure applications.
  • Cold-applied polyurea (monocomponent or hybrid) – Designed for easier application and excellent versatility. A smart solution for roofs, terraces, balconies, and renovation jobs. Some formulas can even be applied on damp or wet substrates, enabling year-round work.
  • Polyurea-polyurethane hybrids – Perfect for projects requiring outstanding flexibility, UV resistance, and ease of use without specialized spray equipment.

One distinction worth knowing before specifying a system: aromatic vs. aliphatic polyurea. Aromatic polyurea is tougher and more cost-effective, but it discolors under UV exposure, so exposed installations need an aliphatic topcoat for long-term stability. Aliphatic systems resist UV directly and are the go-to choice when a colored, exposed finish is required.

What’s the difference between polyurea and polyurethane waterproofing?

Both are liquid-applied elastomeric membranes, but they cure differently. Polyurethane reacts with moisture in the air and can take hours to set, staying sensitive to humidity and temperature during application. Two-component spray polyurea reacts within seconds. MPM’s monocomponent, cold-applied systems (such as STARFLEX ULTRA) cure more gradually — dry to the touch in 6-8 hours — trading instant set for equipment-free application and better moisture tolerance than polyurethane.

Does polyurea waterproofing need a primer?

On most substrates, yes: a primer seals the surface, blocks residual moisture, and creates a stronger bond between substrate and membrane. Skipping it on an unsuitable surface is one of the most common causes of adhesion failure. Some MPM systems, such as STARFLEX HYBRID, can in many cases be applied without a primer on damp or wet substrates — always to be assessed case by case with our technical team depending on substrate conditions.

What certifications support MPM’s polyurea systems?

MPM’s polyurea systems are tested against European standards for fire performance (BROOF), environmental impact (EPD, LCA), and construction product compliance (EOTA, BBA) — documentation distributors and specifiers can present to any client or authority.

How much maintenance does a polyurea waterproofing membrane need?

Very little. A seamless, fully bonded membrane has no joints to reseal and no laps to fail. Routine visual inspection, and, where an aliphatic topcoat is used, periodic refresh for UV protection, is typically all that’s required. High-solids polyurea formulations typically generate less solvent odor during application than traditional solvent-heavy coatings; always check the relevant technical data sheet for exact VOC content, as some MPM cold-applied systems are solvent-based.

Is polyurea application disruptive for occupied buildings or industrial sites?

Less than most alternatives. Polyurea’s low-odor application is an advantage on occupied sites or sensitive environments like food and pharmaceutical facilities, where fumes carry as much cost as downtime.
